Jeff Carter, Managing Director / Founder
Jeff has over eight (8) years of experience in the real estate and investment sector, with a total real estate acquisition value in excess of $200 million. Prior to co-founding Grand Coast Capital Group, Jeff spent the last three and one-half (3.5) years as a principal and Managing Partner at Triad Alpha Partners, where he focused on multi-family development and commercial investment in the greater Boston market. Given the small size of the firm, Jeff was responsible for all aspects of the real estate process, including, but not limited to, origination, underwriting, financing, fundraising, permitting, construction, property management, and general operations of the firm. Jeff was instrumental in growing the acquisitions and development platform of Triad Alpha Partners, from 100 residential units to over 400 residential units prior to his departure to start Grand Coast. Prior, Jeff served as Regional Director of Acquisitions for a Boston-based real estate private equity firm that acquired and managed net-leased industrial properties across the country. Previously, Jeff worked as a portfolio analyst for Bank of America focusing on investment and asset allocation for high net-worth individuals and institutional investors.
Jeff oversees and manages all aspects of the business and works out of Grand Coast’s primary office in Boston, Massachusetts. Jeff holds a Masters in Finance from Suffolk University and a BS from Vanderbilt University. He is a member of Real Estate Finance Association (REFA), American Association of Private Lenders (AAPL), and holds Series 65 Securities License. In addition, Jeff also currently teaches real estate finance at Suffolk University.
Paul Esajian, Managing Director / Founder
Paul has founded and currently operates as CFO of three (3) multimillion dollar organizations. He has successfully managed and executed over 1,000 residential real estate development projects since 2004 with his company CT Homes, LLC. During that time Paul has raised, underwritten, and funded over $30 million of successful first position asset based loans to investors and operators throughout the United States. Paul has executed and invested as a principal owner in $180 million of residential redevelopment deals with his own company and facilitated over $200 million more of transactions through his network of investors. Due to the applied knowledge and experience, in 2006 Paul and his partners founded and now run one of the premier entrepreneurial education companies in the country. FortuneBuilders, Inc. educates and supports business owners across the United States and Canada. CT Homes LLC, FortuneBuilders, Inc., and multiple other successful business are all managed by Paul with his accounting and financial team with the proprietary financial and business systems he and his team have created.
Paul works closely with Jeff in handling all aspects of Grand Coast and works out of offices in San Diego, California. Paul earned a Bachelor of Science in Economics from the University of California Davis in 2000.
Than Merrill, Managing Director / Founder
Than is the founder and president of CT Homes, LLC., a multimillion dollar real estate investing company based in San Diego, California, in addition to FortuneBuilders, Inc. Than applies and grows his real estate investing knowledge daily with his investment business, CT Homes, and then shares his groundbreaking techniques with his students at FortuneBuilders. The results are evident in the past decade. He has bought and sold over 1,000 properties including everything from single-family to multifamily to commercial properties. Than’s success can be attributed in large part to his team-building talents and cutting edge business systems. He is a champion at surrounding himself with some of the most dynamic and dedicated partners, employees, investors, and students.
Than graduated from Yale University and then played in the NFL with the Chicago Bears and Tampa Bay Buccaneers. After his short career in the NFL he started investing in real estate in New Haven, Connecticut. Four (4) years later he was approached by A&E to shoot episodes for the hit TV show “Flip this House.” Than’s business was selected for the show because they had a proven track record of success and because they are one of the nation’s most successful investment companies. Than is a highly sought after national speaker and has shared the platform with some of the top speakers in the country including former first lady Laura Bush, Alan Greenspan, Tony Robbins, Sarah Palin, and Donald Trump. Than oversees all the marketing, fundraising, and business development aspects of CT Homes’ business and works out of their offices in San Diego, California.
Konrad Sopielnikow, Managing Director / Founder
Konrad is co-founder and COO of CT Homes, LLC and FortuneBuilders, Inc. He has been primarily responsible for development of business and corporate systems, which have fueled several startup companies to attain multimillion dollar revenues by quickly and efficiently scaling operations and management during times of this explosive growth. His acumen for the newest business technologies, strategies, and corporate systems has provided a foundation for dynamic growth and rapid expansion of CT Homes, LLC and FortuneBuilders, Inc. CT Homes, LLC in just few short years has been responsible for over 1,000 residential real estate redevelopment projects and over $180 million in real estate transaction volume. FortuneBuilders was found in 2006 based on a vision and mission of educating and helping investors and business owners around the country in building their own profitable real estate investment companies and achieving their entrepreneurial dreams. In recent years, FortuneBuilders has been recognized by Inc. magazine as one of the fastest growing companies in California and around the country.
Konrad was born in Krakow, Poland and moved, with his family, to the U.S. in 1992. He attended Yale University, playing football alongside fellow colleague, Than Merrill. After graduating, he went on to play pro football in Kiel, Germany before returning to the U.S. to pursue his entrepreneurial passions. Konrad is responsible for all the operations and implementation of business processes of the company and currently works out of their offices in San Diego, California.

Randy Winters, Vice President – Asset Valuation
Randy has over seven (7) years of experience in real estate investment, underwriting, and valuation. Prior to joining Grand Coast Capital Group, Randy spent the last five (5) years as a Senior Valuation Analyst at Wilkes Artis, Chartered, a real estate tax appeal firm in Washington, DC. In this consulting role, Randy was responsible for conducting annual individual valuation analyses on a portfolio consisting of over 600 properties with a total valuation of over $1 billion. The portfolio consisted of all property types, including residential, office, retail, multi-family, industrial, and developable land. Previously, Randy served as an Acquisitions Associate for a Boston based real estate private equity firm that acquired and managed net-leased industrial properties on a national basis.
Randy is responsible for all aspects of the investment and valuation process, which includes underwriting, due diligence, and risk management, and works out of Grand Coast’s office in Boston, Massachusetts. Randy holds an MBA from Boston College and a BS in Finance from Boston College.
Paul Shively, Vice President – Investor Relations and Marketing
Paul has over four (4) year of experience in the real estate and investment sector, facilitating over $60 million in real estate acquisitions. Paul concurrently holds the position as “Director of Real Estate Acquisitions ” with FortuneBuilders, Inc. Prior to joining Grand Coast Capital Group, Paul spent the last three (3) years developing strategic Real Estate Portfolios that provide a secure and diversified high yield for over 400 of his clients. During his time at FortuneBuilders Paul developed and implemented an investment cirruculum and system that produced consistent results in acquiring cash flow positive real estate holdings.
Paul oversees and manages all Investor Relations, including fund raising, customer service and marketing, providing a hands on personalized Investor Experience. Paul holds a degree from the University of California – San Diego as well as a Series 65 Securities License and a Real Estate Salesperson License.
Cassie Coughlin – Associate – Marketing & Operations
Cassie has over four (4) year of experience in the real estate and investment sector. Cassie serves as the operations and marketing associate for Grand Coast Capital Group, with an additional emphasis on Investor Relations. Prior to joining Grand Coast Capital Group, Cassie spent the last three (3) years working for a Boston area property management company, where she managed 700+ residential and condominium units as well as commercial properties. She oversaw several aspects of residential management, including lease negotiations, budgeting and forecasting, legal proceedings, resident relations and office management.
Cassie works out of Grand Coast’s Boston office and is responsible for managing daily operations as well as the marketing department and assisting with Investor Relations. She received a BA from St. Lawrence University in Canton, NY.
